For Jarred Elmar, principal of The Geneva Group in Deerfield Beach, it all started with an infomercial. In the late 90s, Elmar repeatedly heard Carleton Sheets preach, “buy real estate with $0 using my course.” While Elmar was pondering his future at 2 a.m., he bought the course — on layaway since he couldn’t afford it. “I worked that course harder than anyone,” he says.

Elmar went on to start The Geneva Group, a real estate investment and development firm. They invest in mismanaged industrial, retail and medical complexes. “Once we find a deal worth pursuing, we invite investors to invest alongside us and participate in the cash flow, appreciation and all tax benefits,” he says. “We manage everything in-house.” Plus, they aren’t pigeonholed to one product type. “We have extensive knowledge in every product type in commercial real estate and manage it all internally. This separates us from other operators. The buck stops with us!” It became a natural evolution from residential investing to commercial real estate investing. With over 2,000,000SF of commercial real estate and many investors, this business for Elmar is a means to a greater purpose — philanthropy.

His ultimate “why” in life by way of charitable giving, is to one day donate 80% of his net worth while he’s alive but live on the remainder. He consistently donates to organizations that are important to him which include Jewish causes, business education for children and wounded veterans of the U.S. military.

Philanthropy is a big part of his business, too. Each year, the company gives away tens of thousands of dollars to local nonprofit organizations. Elmar even set up an in-house charity committee which interviews organizations about how they’ll use these funds for the given year. “I practice what I preach,” says Elmar. “I personally give and the team gets to exercise their philanthropy muscle just as I do personally.” In 2021, three grants were given to Women in Distress, Mobilizing MSD and Covenant House Florida.

Elmar is currently writing his first book, due to be published in early 2023. The book will focus on his rough upbringing, challenges he faced without family structure and how our present never defines our future.
